The facility is a modern complex offering warehouse space with high usable height for high-rack modules, office spaces, and fully developed infrastructure. It is located within the land of Elin Pelin, Elin Pelin Municipality, Sofia Region, in a strategic location – between Trakia (A1/E80) and Hemus (A2/E79) highways, near Sofia Airport and the ring road of the capital, which makes it highly attractive for logistics and distribution companies.

The warehouse facilities are thermo-insulated premises with a working height of 12.20 meters from the finished floor, allowing pallet storage on SIX levels vertically. The point load of the special industrial floor is 9 tons, enabling storage of heavy goods. Its anti-static finish allows for trouble-free storage of food and other specific goods requiring low dust contamination. The buildings have enhanced thermal insulation – Class A.

The buildings are equipped with a complete ESFR sprinkler fire suppression system and a fire alarm system. For the convenience of our clients, the installation of two types of loading docks is available – with a swing lip (suitable for servicing trucks) and with a telescopic lip (suitable for servicing vans). Separate areas are designated for order picking (picking zones), goods handling, storage, and dispatch.

The complex offers dedicated parking zones, green spaces, 2 own transformer stations with a total capacity of 1600 kVA, water supply from the urban network plus an independent water source, sewage, and fiber optic cable for connection. Parking spaces, constant live security and video surveillance, and 24-hour access control are available.

Equipment:

High-lift trucks, forklifts, reach trucks, trolleys, and other modern equipment and machinery related to operations (automatic pallet wrapping machines, wireless barcode scanners designed
to operate in +/- temperature conditions, etc.). The WMS warehouse software (Animo Software) is a solution that leads to better management of teams and resources in the warehouse. The warehouse and logistics software enables improved quality control, inventory, packaging, and accurate location tracking of each item.
