The facility is a modern complex offering high-ceiling storage areas for high-bay racking systems, office spaces, and fully developed infrastructure. It is located in the area of Ravno Pole, Elin Pelin Municipality, Sofia District, at a strategic location between the Trakia (A1/E80) and Hemus (A2/E79) highways, near Sofia Airport and the capital’s ring road—making it highly attractive for logistics and distribution companies.

The buildings are thermally insulated with a working height of 12.20 meters from the finished floor, allowing for pallet storage on SIX vertical levels and division into separate warehouse zones with a minimum area of 1,000 sq.m. The industrial flooring supports a point load of 9 tons, enabling storage of heavy goods. The anti-static surface coating allows safe storage of electronics, food, and other sensitive goods requiring a low dust environment. The buildings feature enhanced insulation with 150 mm thick mineral wool panels.

To reduce the need for frequent replacement of wall panels due to forklift operations, the facade walls are made of 25 cm thick concrete up to 3.50 m high, with 10 cm of thermal insulation. The roof structure includes layered installation with LT sheet metal, vapor barrier, 16 cm mineral wool, and 1.8 mm TPO waterproof membrane. The buildings are equipped with a full ESFR sprinkler fire suppression system and fire alarm system. For customer convenience, two types of loading dock ramps are available – with a swing lip (for servicing trucks) and with a telescopic lip (for vans). Designated areas are provided for order picking, goods handling, storage, and dispatch.

The complex offers designated parking areas, green spaces, two power substations with a total capacity of 1600 kVA, backup power from a secondary substation, connection to the public water supply plus a private water source, sewage, active water treatment facility, two 500 m³ above-ground sprinkler water tanks, optical internet, and access to the national gas grid. Over 700 parking spaces are available to tenants, along with a 200-seat fast food restaurant, café, driver rest area with restrooms and showers, permanent live security, video surveillance, and 24-hour access control.

Technical Equipment:

High-lift trucks, forklifts, reach trucks, carts, and other modern equipment, including automatic pallet wrapping machines and wireless barcode scanners for use in both positive and negative temperature zones. The warehouse is managed using WMS (Animo Software), optimizing team and resource management, inventory control, packaging, and precise goods location tracking.
