Description:
This is a modern facility offering high-clearance warehouse space suitable for high-rack modules, offices, and fully developed infrastructure. It is located in the village of Musachevo, Elin Pelin Municipality, Sofia Region, in a strategic position between the Trakia (A1/E80) and Hemus (A2/E79) highways, close to Sofia Airport and the ring road—making it highly attractive for logistics and distribution companies.

The warehouses are thermally insulated buildings with a working height of 12.20 meters, allowing for SIX pallet storage levels. The specialized industrial floor supports a point load of 9 tons, suitable for storing heavy goods. The anti-static surface finish enables safe storage of food and other sensitive items requiring a low-dust environment. The buildings are Class A insulated.

Facilities include ESFR sprinkler fire suppression systems and fire alarm systems.

Two types of loading docks are available – with swing lips (for trucks) and telescopic lips (for vans). Designated areas are provided for order picking, goods handling, storage, and dispatch.

The complex also includes parking areas, green zones, two private substations, an independent water source, an active wastewater treatment plant, and fiber optic connectivity.

Additional amenities include rest areas for drivers with restrooms and showers, live security and video surveillance, and 24/7 access control.

Technical Equipment:

High-lift trucks, forklifts, reach trucks, trolleys, and other modern tools, including automatic pallet wrappers and wireless barcode scanners for both positive and negative temperature zones. The WMS (Warehouse Management System) by Animo Software ensures improved team and resource management, quality control, inventory, packaging, and accurate location tracking of goods.
